Rental Policy

ADVENTUREWOOD RENTAL POLICY

The Adventurewood Log Cabin vacation home is available to guests for a quiet, peaceful, and private getaway. Please help keep Adventurewood beautiful.

Check-in time is 4:00 p.m. or later. Check-out time is 11:00 a.m. or earlier. Early check-in and late check-out are only possible with prior approval from the Property Owner, and may not be possible due to the time required to clean the cabin between guests. Late check-out without prior approval will incur a $75 charge.

OCCUPANCY

Permission to occupy and/or use the premises is restricted to the registered guests. Guest(s) shall not invite or allow visitors or others onto the premises unless there is a prior approval of the Property Owner. Unauthorized occupancy in excess of the number of registered guests will incur a charge of $50 per additional guest per day of the reservation.

There is an 8-person maximum occupancy per county zoning. Exceeding this limit is prohibited and will result in immediate eviction without refund.

REQUIRED

Guests are required to take care of the property. Guest shall exercise safe conduct and comply with the rules of this agreement. Guest shall actively and effectively supervise and control activities occurring on or related to the premises. Instructions and rules are provided in a white notebook to help you operate the hot tub, fireplaces, etc., with a minimum of fuss. Please read them!

Indoor and outdoor fires must be supervised at all times. Outdoor fires are allowed ONLY in the Fire Pit or a carefully supervised charcoal or gas grill.

PROHIBITED

NO SMOKING is allowed in the Adventurewood vacation home. Smoking will incur a $300 cleaning fee.
NO PETS are allowed on the property. Evidence of pets will incur a $100 cleaning fee.
NO EVENTS County zoning prohibits events, parties, weddings, and other noticeable gatherings. Any reports of violation of this policy will result in a $500 charge for each occurrence.
No firearms or fireworks of any kind shall be used on the property.
Hunting is not allowed on the property.
Off-road vehicles may not be operated on the property.
Unsafe, reckless, destructive, or nuisance conduct is prohibited.

Failure to abide by these rules may result in immediate eviction at the owner’s discretion.

MALFUNCTIONS/REFUNDS

Although every effort is made is to maintain the property, the Property Owner does not offer refunds for malfunctioning equipment or issues with Mother Nature. Any and all refunds are at the discretion of the Property Owner. Any issues or complaints MUST be reported prior to check-out. No compensations will be considered for issues reported after check-out or by any party other than the Guest.

No appliance, air conditioner, hot tub, or any other item on the premises is guaranteed. The Property Owner reserves the right to assess any situation in accordance to the owner’s wishes and/or availability of service vendors.

OTHER EXTRA CHARGES

Guest hereby agrees to pay the Property Owner for expenses incurred for repairing damage, cleaning stains, replacing any broken or missing items, or rules violation fees. This includes, but is not limited to, such things as stains or burns on carpets, rugs, or furniture, an excessively dirty hot tub, missing towels, and missing kitchenware. Damaged or missing items will be charged at the repair/replacement cost plus labor. You are responsible for the cost of returning of any items you leave behind. No COD shipments.

LIABILITY RELEASE

Guests hereby fully releases and agrees to hold the Property Owner harmless for any injury or damages arising from or related to conditions, acts, or omissions directly or indirectly arising from or related to use or occupancy of the premises.

By using the hot tub, you declare you are aware of the risks involved and understand that while properly sanitized between each reservation, we cannot control, nor be responsible for what goes on during your stay. Children under 16 years of age are not allowed in the hot tub.

Guests assumes risk for any problems with ingress or egress to or from the vacation home because of road or driveway hazards such as due to ice, snow, or flooding.

CANCELLATION POLICY

Bookings cancelled at least 14 days before the start of the stay will receive a 50% refund.
Bookings cancelled at least 30 days before the start of the stay will receive a 100% refund.
No refunds will be provided due to weather or other acts of Nature.

CHANGES TO RESERVATIONS

No refund will be provided for reducing the number of registered guests or reducing the number of nights after final balance due is charged.
The number of registered guests may be increased before the final balance due is charged. The final balance due will be increased accordingly.
A reservation may be changed to a later or earlier check-in date provided the dates requested are not already booked, and provided it is at least 7 days until the new check-in date. The balance due may be increased if the rates for the new dates are higher than for the original dates.
